Job Description

The Senior Real Estate Manager manages a real estate portfolio driving Topgolf’s site growth within the United States. This position represents Topgolf in strategic real estate decisions and transactions with leadership responsibility for driving strategies and venue growth opportunities while optimizing the real estate portfolio and making recommendations to the Director of Real Estate, Chief Development Officer, as well as other leadership and executive management team.

This position will be instrumental in helping execute the domestic strategy and will include identifying and underwriting potential site opportunities, preparing materials for internal and external approvals, and maintaining close relationships with Topgolf’s national brokerage network.

Key Responsibilities

Present potential new regional locations for ground up development projects. Demonstrate ownership throughout the transaction.

Partner with Directors of Real Estate Design, and Topgolf Operations teams to build consensus of the Company’s overall strategic goals and ensure all projects open on time and on budget, adjusting the overall strategic plan.

Leadership of various asset management topic for existing venue portfolio

Participate and assist in the preparation and management of 5-year development plan for the new location pipeline to prioritize capital investment and sites to be pursued.

Assist Directors of Real Estate with the flow and negotiations of real estate transactions by managing the efforts of all strategic partners, i.e. Real Estate Brokers, Developers, Property owners/landlords, Counsel, Field Engineering/Construction, and Operations to ultimately drive best practices for the development strategy. Duties include a leading role in site review and acquisition, due diligence, entitlements, legal documentation, project coordination, tracking, and reporting on applicable project management systems.

Prepare budgets and calculate return on investment analysis for real estate projects.

Compile research and ad-hoc analysis to be used for Investment Committee and Board of Director meetings.

Key Qualifications

Bachelor’s Degree in business, finance, or related field of study, required

Masters Degree preferred

ISCS Certification and/or CCIM designation preferred

5+ years in Commercial Real Estate

5+ years in Commercial real estate preferably with a national restaurant, retail or entertainment chain that does large ground up development projects

5+ years experience with Microsoft Office Suite (Excel, Word, Outlook and PowerPoint)

Knowledge of land use regulations and the political and governmental processes governing real estate development.

Strategic, forward looking thought leader with extensive knowledge of high-volume transaction real estate development process including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans and zoning and municipal processes.

Outside of the box thinker that will perform both strategic and tactical functions.

Strong understanding of predictive demographic modeling with the ability to correctly interpret results into strategic advantages and opportunities.

Excellent interpersonal skills, both written and verbal, with the ability to provide clear and concise direction to fellow team members.

Ability to empower others through delegations and hold those accountable for the results.
